24-Hour Board-Up Service

True 24/7/365 Emergency Board-up & Real Property Preservation in the San Francisco Bay Area

Specialty Board-up trucks & Equipment

Coast Construction Company performs its own work with its own employees and its own equipment.

We are available day or night in all weather.  Your insurer pays out big $$ if you are found liable for an injury on your property, and they want to avoid that – Insurance pays for board-up services under almost all circumstances for that reason, and we’ll bill them directly, too.

All employees are covered by our insurance, and we do not hire others to do our work for us (hint: most of our competitors hire a subcontractor to do this work after asking you to sign their contract!).

For smaller losses (broken window or door?), our services are usually quite expensive and probably not warranted. If you can cover the opening temporarily using tape and a garbage bag or cardboard to keep weather out, or if you can simply wait until the next business day to deal with the opening, you may be better off without this service.

For damaged properties that are obviously vacant, our services are usually a good fit. Burglars are most interested in unoccupied houses.

Xactimate formatted invoices – direct bill to insurer

With your signature on our work authorization form, you will permit us to bill your insurer directly, and for them to pay Coast directly for maximum convenience to all three parties.

If your building’s damage is obviously well over your deductible, coverage is almost certainly available for our work. Insurers long ago did the math to conclude that keeping people (and their potential injury lawsuits) out of your building is good for them, so they are generally quite willing to pay the fees surrounding securing a damaged building.

Standards do matter

Here are the ones that we follow:

U.S. Fire Administration/FEMA/HUD Board Up Procedures:

  • 15/32” 5-ply Plywood
  • 3” Torx deck screws on 4” spacing along perimeter or Carriage through Bolts.
  • HUD style clamping carriage bolts for openings that cannot accept screws or for which higher tamper resistance is required.
  • Properties are posted with a NO TRESPASSING sign.
  • All compromised openings up to 10 feet above ground level/first floor doors and windows will be secured with plywood.
  • Uncompromised openings up to 10 feet above ground level will be left as-is if they are as secure as they were prior to the loss unless specifically designated to be secured by customer at customer’s explicit request. To include front doors, which may get 2 combination padlock/hasps with 3” screws.
  • Openings up to 10 feet above ground level with horizontal sliding tracks for doors and windows will get a 1”x 2” wooden rod in the track to deter sliding action.
  • Openings above 10 feet above ground level to be covered where practical under situational circumstances.
  • Roof openings cut by Fire Services to be covered by 15/32” 5-ply plywood and then covered by tarps secured by 1”x 2” wooden strips to secure the tarp. Tarps have approximately 6 month UV resistance before integrity may be compromised by the sun.
  • Roof openings burned through by fire above 10’ off the ground with structures that may not support a technician’s weight will be covered on an as-needed basis or by subsequent request of the insurer if damage is extensive enough to add significant expense to engineer and apply – some properties are so damaged that roof coverings are not cost effective or needed.
  • Temporary Fencing available upon insurer approval or by direct request by insured, to be installed within days of loss – not available on-call.
